Job Title: Facility Maintenance Supervisor

SUMMARY
Directs activities concerned with contracts for purchase or sale of equipment,
materials, products, or service by performing the following duties personally or
through subordinate supervisors.
Coordinates and directs the planning, maintenance, and alteration of equipment,
machinery, buildings, and other facilities by performing the following duties
personally or through subordinate supervisors. Supervises and coordinates
activities of workers engaged in maintaining and repairing physical structures
of buildings and maintaining grounds by performing the following duties.
Supervises housekeeping & Janitorial premises of office building, apartment
house, or other commercial or institutional building in clean and orderly
condition by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned.
Examines estimates of material, equipment, and production costs, performance
requirements, and delivery schedules to ensure completeness and accuracy.
Prepares bids, process specifications, test and progress reports, and other
exhibits that may be required.
Reviews bids from other firms for conformity to contract requirements and
determines acceptable bids.
Negotiates contract with customer or bidder.
Coordinates awards and administers contracts, including final approval of
payment.
Requests or approves amendments to or extensions of contracts.
Advises planning and production departments of contractual rights and
obligations.
Compiles data for preparing estimates.
Maintains contract and contractor status databases.
Reviews all correspondence concerning contractors and responds as necessary.
Establishes and maintains contact with contractors to ensure the smooth working
of the contract awarding process.
Coordinates work of sales department with production and shipping department to
implement fulfilment of contracts.
Acts as liaison between company and contractors.
Inspects and evaluates use of space and facilities.
Analyzes firm's HVAC systems, computer network wiring, lighting, and other
factors.
Plans, budgets, and schedules facilities modifications including cost estimates,
bid sheets, layouts, and contracts for construction and acquisitions.
Performs audits to support facility planning.
Develops long range plans, conceptual designs, and capital outlay requirements
and documentation for facility.
Formulates and coordinates program specifications, requirements for proposals
and contracts, and associated documents
Acts as liaison to public utility, environmental, and energy agencies.
Inspects construction and installation progress to ensure conformance to
established specifications.
Reviews real estate contracts for compliance with government specifications and
suitability for occupancy.
Oversees the coordination of building space allocation, layout, and
communication services.
Oversees and directs maintenance personnel and workers engaged in equipment
installation, facilities equipment repair, and preventive maintenance.
Directs workers engaged in painting and performing structural repairs to
masonry, woodwork, and furnishings of buildings.
Directs workers engaged in ground maintenance activities such as mowing lawns,
trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
Requisitions tools, equipment, and supplies.
Inspects completed work for conformance to blueprints, specifications, and
standards.
Studies production schedules and estimates worker hour requirements for
completion of job assignment.
Interprets company policies to workers and enforces safety regulations.
Establishes or adjusts work procedures to meet production schedules.
Suggests changes in working conditions and use of equipment to increase
efficiency of work crew.
Analyzes and resolves work problems, or assists workers in solving work
problems.
Initiates or suggests plans to motivate workers to achieve work goals.
Maintains time and production records.
Confers with other supervisors to coordinate activities of individual
departments.
Performs activities of workers supervised.
Supervises Cleaning and polishes lighting fixtures, marble surfaces, and trim.
Supervises Cleaning offices, rooms, hallways, lobbies, lounges, rest rooms,
corridors, elevators, stairways, and locker rooms and other work areas.
Supervises Sweeps, scrubs, waxes, and polishes floor.
Supervises Cleans rugs, carpets, upholstered furniture, and draperies.
Supervises Dusts furniture and equipment.
Supervises Polishes metalwork.
Supervises Washes walls, ceiling, and woodwork.
Supervises Washes windows, door panels, and sills.
Supervises Empties wastebaskets, and empties and cleans ashtrays.
Supervises Transports trash and waste to disposal area.
Supervises Replenishes bathroom supplies.
Replaces light bulbs.
Supervises Cuts and trims grass, and shovels snow.
Supervises Transports small equipment or tools between departments
Supervises Sets up tables and chairs in auditorium or hall.
SUPERVISORY RESPONSIBILITIES
Manages three subordinate employees in the Janitorial. Is responsible for the
overall direction, coordination, and evaluation of this unit. Also directly
supervises 3rd party maintenance contracts. Carries out supervisory
responsibilities in accordance with the organization's policies and applicable
laws. Responsibilities include interviewing, hiring, and training employees and
contractors; planning, assigning, and directing work; appraising performance;
rewarding and disciplining employees; addressing complaints and resolving
problems.
QUALIFICATIONS
To perform this job successfully, an individual
must be able to perform each essential duty satisfactorily. The requirements

EDUCATION and/or EXPERIENCE
Associate's degree (A. A.) or equivalent from two-year College or technical
school; or six months to one year related experience and/or training; or
equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and
maintenance instructions, and procedure manuals. Ability to write routine
reports and correspondence. Ability to speak effectively before groups of
customers or employees of organization.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest,
commissions, proportions, percentages, area, circumference, and volume. Ability
to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete
variables in situations where only limited standardization exists. Ability to
interpret a variety of instructions furnished in written, oral, diagram, or
schedule form.

Saudi Arabia must be ready to meet for an Interview in Riyadh. No telephonic
